Specialist in Rural Valuation
Modality
On-site program (classes are held on Friday afternoons and Saturdays).
Objective of the Specialization
To provide students with solid training in rural valuation by deepening and expanding theoretical knowledge and its application in professional valuation practice through the use of new technologies and current accepted methodologies, providing students with the tools necessary to innovate and develop improved analytical models that support their professional development in the broadest sense.
Through the development of skills, aptitudes, and competencies, the program seeks to define new directions in the professional practice of rural valuation for twenty-first century Mexico, responding to the scientific, humanistic, technological, economic, social, and cultural needs of society within the field of rural valuation.
Admission Profile
Applicants to the Specialization in Rural Valuation must:
- Have basic knowledge in the agricultural sector.
- Be interested in working in the field of rural valuation and serving society through collaboration in this area.
- Be willing to participate in multidisciplinary work teams.
- Possess analytical skills and interest in providing practical solutions to problems using research and technological innovation approaches in rural valuation.
- Have skills in spreadsheets, word processors, and presentation software.
- Be interested in financial mathematics.
- Be able to dedicate two days per week to the Program.
- Be available to attend field practices, seminars, workshops, conferences, and other academic activities related to rural valuation.
Graduate Competencies
Graduates of the Specialization in Rural Valuation will possess:
- Knowledge of the theoretical foundations of rural valuation.
- Skills to apply the different methods used in rural valuation.
- Analytical skills to work as professional appraisers.
- Skills to advise stakeholders involved in this market sector.
- The ability to innovate and provide practical and creative solutions to problems arising in rural valuation.
- Ethical principles for professional practice.
- Confidence and professional security derived from solid academic preparation.
- Knowledge of geographic and physical information systems.
- Mastery of procedures and techniques for rational water use.
- Ability to apply sustainability practices in rural valuation.
- Skills in information systems and database management.
- Mastery of agrarian legislation, expropriation, private property, and communal property regulations.
Graduate Profile
Specialists in rural valuation will be graduates committed to society and will have:
- Solid knowledge to conduct appraisals of rural, agricultural, and forestry land, as well as related assets.
- The ability to conduct appraisals in aquaculture zones and regions.
- The skills necessary to apply valuation methods to each professional case encountered.
- The ability to work individually or in teams within agencies, organizations, or associations.
- An entrepreneurial spirit to initiate or strengthen independent professional practice or establish companies providing valuation services.
- Broad knowledge of management and valuation of machinery and equipment related to agricultural industry processes.
- The ability to perform rural valuation work in government organizations, financial institutions, private companies, or independently.
Graduates of the specialization may work within the three levels of government:
- Federal level: specialists in valuation related to acquisition, rental, or sale of national assets such as rights-of-way, hydroelectric construction, compensation for crop damage, environmental damage, among others.
- State and municipal levels: specialists in the development of plans and rural cadastral systems, areas that have received limited attention to date.
Graduates may also work:
- In commercial and development banking as external consultants providing valuation and productive project development services.
- Internally within financial institutions as credit analysts and project evaluators.
- As independent consultants analyzing and evaluating sustainable development projects in collaboration with agencies, organizations, communities, or producer groups.
Field and Labor Market
The analysis of employment opportunities for graduates requires understanding:
- The historical development, current status, and future trends of professional practice at national, regional, and international levels.
- The social demands addressed by graduate education and those expected in the future.
- The impact of technological changes and innovations on professional practices.
- The characteristics that currently distinguish the occupational structure of the Program’s fields of knowledge and foreseeable future changes.
- The procedures used to determine the relevance of graduate training for access to the labor market.
Graduates may conduct valuation activities in government institutions, state-owned agencies, development and commercial banks, project development companies, insurance and bonding companies, or establish their own companies or independent professional practice.
Currently, rural valuation is performed through local or regional firms in more than 90% of cases. Generally, these firms consist of one or two appraisers, while only a few professional groups have formed companies. Therefore, the figure of the independent but professionally affiliated and trained appraiser is the one that predominantly provides services to the labor market.
